There are a lot of gems here and most help regardless of when they were posted. I have a friend who's looking into a lease-to-own arrangement and I didn't know anything about it until now. Never really sure how they worked, but makes sense now! It's all about the contract in this kind of agreement...do you lose the down-payment if you don't buy? Are there add'l fees? Really have to scrutinize the plan.

Gotta say, I love sifting through the archives on this site. Again, that is why I stress that you ask an attorney or real estate agent to help you put together a lease agreement with the owner if you want to get into one of these deals. Make sure you don't get screwed over if you change your mind on it.

great point minimum. If you do, you can transfer the option to someone else to recover some of the money you have paid into it. If you don't, you're stuck in the contract and will lose all the money if you don't actually buy it.

Your position is improved if you negotiate an option which is assignable or transferable.
