Shopping without one wastes time on homes outside your budget and puts you at a disadvantage in competitive markets. Plenty of buyers tour homes with a pre-qualification and assume it carries the same weight. Sellers’ agents know better, and in a multiple-offer situation that assumption can cost you the house.

Pre-qualification is a ballpark estimate built on numbers you report yourself. Nobody verifies them. Pre-approval means the lender pulls your credit, checks your income and assets against real documents, and commits in writing to a specific loan amount. That verification is the entire difference. A seller weighing two similar offers takes the one that won’t collapse in underwriting.

Start before your first showing, not after you fall for a place. Gather recent pay stubs, two years of W-2s or tax returns, and a couple of months of bank statements, then apply with two or three lenders inside the same two weeks. Scoring models count mortgage inquiries made in a short shopping window as a single inquiry, so comparing lenders barely touches your credit score and often turns up a better rate. Most letters stay valid for 60 to 90 days, and lenders can refresh yours with updated documents if your search runs long. Some listing agents won’t even schedule a private showing until a letter is on file.

Treat the approved amount as a ceiling, not a target. Lenders approve the largest payment your finances can technically carry, with no allowance for how you actually live. Set your own number below the letter and keep room for property taxes, insurance, maintenance, and the furniture you’ll inevitably buy.
